Calderwood Cottage Renovation: Battling Budgets, Beating Deadlines, and a Brick Transformation
We’re back in the thick of it at Calderwood Cottage, diving headfirst into our ambitious flip house project! After a brief, much-needed nine-day hiatus, a quick glance at our bank account revealed a familiar, albeit unwelcome, truth: we’re significantly over budget and regrettably behind schedule. This revelation brings with it a unique layer of pressure, as my brother, Sid – our ever-realistic mentor – is slated to visit soon, eager to assess our progress and, no doubt, offer his candid insights into our operational efficiency (or lack thereof).
Sid holds a special, albeit sometimes challenging, place in our entrepreneurial journey. While Julie and I are often found with our heads enthusiastically in the clouds, brimming with grand visions and boundless optimism, Sid remains resolutely grounded. He’s earned the affectionate, if slightly exasperated, moniker “Dream Killer” because of his uncanny ability to dissect our most elaborate plans, pinpointing their potential flaws with a disarming accuracy. More often than not, his pragmatic perspective guides us back to a more sensible, achievable path. However, there are those rare occasions when we, fueled by stubborn determination, choose to disregard his counsel, only to find ourselves exactly where we are now: grappling with an overblown budget and a looming deadline. With his arrival mere days away, a frantic surge of energy has overtaken us. Our immediate goal? To make enough visible progress that the current precarious state of our “flipship” isn’t quite so glaringly obvious.
Strategic Sprint: Prioritizing Impactful Progress
Inside Calderwood Cottage, significant groundwork has been laid. The drywall is completely hung, and our skilled team is diligently working on the meticulous mudding and taping process. We understand that once the drywall is painted, the entire interior will undergo a dramatic transformation, looking exponentially more finished and inviting. Similarly, the installation of flooring promises to elevate the aesthetic appeal and overall readiness of the house. Therefore, our primary objectives for this crucial week are clear: complete the interior and exterior painting, and make substantial headway on the flooring installation. While we patiently await the drying of the drywall mud indoors, our focus has shifted to the exterior. And yes, for those wondering – or perhaps even scoffing – we are indeed painting the brick. To the “haters,” we say: deal with it. This is our vision for a modern, refreshed aesthetic, and we’re committed to bringing it to life.
A Stroke of Luck: Budget-Friendly Paint and a Speedy Solution
Fortune smiled upon us during our recent trip to procure paint. We stumbled upon an incredible clearance deal: four five-gallon buckets of premium exterior paint, priced significantly lower than even the cheapest standard paint available in the store. This unexpected stroke of luck felt like a small victory, a welcome boost to our dwindling budget. It was a clear sign that, despite our overall financial woes, we were still capable of making smart, cost-effective decisions. The hunt for the perfect shade, however, was no guessing game. We opted for a classic, clean white, a timeless choice that promises to drastically brighten and modernize the home’s facade. To tackle this extensive painting project with maximum efficiency, I immediately reached for my trusty Graco Nova 390 airless sprayer. Having used it on numerous projects, I can attest to its superior speed and flawless finish compared to traditional rolling methods, which would have added days to our schedule.

The airless sprayer is truly a game-changer for large-scale painting tasks like an entire house exterior. Its ability to evenly distribute paint across large surfaces not only saves an immense amount of time but also ensures a professional-grade finish with minimal effort. The fine atomization of the paint means fewer coats are often needed, further contributing to efficiency. It’s an investment that pays dividends in both time and quality, especially when facing tight deadlines and a keen-eyed mentor.

Navigating Chaos: Painting Amidst Construction Debris
While we were diligently transforming the exterior with fresh paint, our dedicated drywaller was simultaneously working inside, completing the final stages of mudding. This concurrent activity, while efficient in principle, led to a chaotic environment outside. The drywaller, in a bid to clear his workspace, began tossing scraps and joint compound directly out of the windows and doors. Navigating around his ever-growing debris pile felt less like a renovation project and more like an impromptu game of steeple chase, dodging airborne materials. We quickly taped plastic over the windows, not out of concern for paint splatters – those would be easily cleaned – but primarily to protect ourselves from the unexpected projectiles of catapulting joint compound or rogue drywall pieces. The constant accumulation of debris was a source of recurring frustration; it often felt like we couldn’t maintain a clean work area for more than five minutes, despite our best efforts.

It’s moments like these that highlight the unpredictable nature of large-scale renovations. Despite our meticulous planning and previous clean-up day efforts, the ongoing work invariably generates new messes. Maintaining an organized site is a constant battle, requiring frequent pauses for tidying. The sheer volume of material being moved, cut, and applied means that cleanliness is a fleeting state. However, we’ve learned to adapt, working around the temporary clutter, always keeping our eye on the bigger picture of the finished home.

The Power of Economical Choices: Behr Masonry Paint Performance
For the exterior, we opted for Behr Masonry, Stucco Paint and Primer in one. This choice was driven primarily by budget constraints, as it was priced at a mere fifth of the cost of another brand’s “best paint for brick” option. Naturally, the significant price difference led to some apprehension about its coverage and overall performance. Yet, given our tight budget, we decided to take the leap of faith with Behr. To our immense satisfaction, it covered exceptionally well! The integrated primer certainly played a role in its impressive adhesion and uniform finish, even on the porous surface of the brick.
The initial coat alone provided remarkable coverage, drastically altering the home’s appearance and immediately enhancing its curb appeal. It transformed the aged, weathered brick into a crisp, clean canvas, a testament to the paint’s quality despite its economical price point. This successful application proved that a higher price tag doesn’t always guarantee superior results, and sometimes, a shrewd budget choice can yield unexpected dividends.

After applying a second coat, the finish was absolutely pristine – a flawless, durable layer that completely revitalized the home’s exterior. The transformation was dramatic and undeniable. The only section that required manual rolling was the very top of the chimney. And I swear, that small, seemingly insignificant section consumed as much time and effort as spraying an entire side of the house with the airless sprayer. This stark contrast perfectly highlighted the incredible efficiency and speed afforded by the spray gun, confirming our decision to invest in such a tool for these larger projects.

Clearing the Clutter: Waste Management and Resourceful Recycling
Once the exterior painting was complete, it was time for another significant cleanup push. We rented a dump trailer and, for what felt like the hundredth time, meticulously hauled away all the accumulated construction scrap and debris. This recurring task is a significant component of any renovation, often underestimated in terms of time and effort. Keeping the site clear not only maintains a safer working environment but also allows us to truly appreciate the progress being made without the distraction of clutter.

Beyond simply disposing of waste, we also tackled the removal of an old wheelchair ramp. Rather than simply hauling it to the dump, we decided to take a more resourceful approach. We placed a free advertisement on Craigslist, and to our delight, it was quickly claimed by someone who could put it to good use. This not only saved us disposal fees but also contributed to a more sustainable, community-focused approach to renovation, ensuring valuable materials found a second life rather than ending up in a landfill.
The Countdown to Sid’s Arrival: A Race Against Time
With the exterior now beautifully painted, we’re starting to visualize the final look of Calderwood Cottage. We’ve even got a little sneak peek of our contrasting trim color – a detail that will add character and definition to the freshly painted facade. Checking off these significant items from our ever-growing “to-do” list feels incredibly satisfying:

Julie, ever the optimist, is holding onto the fervent hope that Sid, upon assessing our remaining tasks, will agree that we can realistically complete the entire project by April 27th. Her determination is commendable, even if it feels like a monumental challenge. My own prediction regarding Sid’s reaction is a little more nuanced. I envision him smiling, perhaps even letting out a soft laugh, his eyes twinkling with that familiar blend of pride and exasperation. Pride, certainly, for our inherent abilities and the sheer awesomeness of what his sisters manage to accomplish. But also, exasperation for our consistent lack of self-control, our perennial urge to push boundaries and go “over the top” in our quest to make every house the absolute best it can be, regardless of the budget implications.
We’ll soon find out which perspective prevails. We have just a few precious days left before he arrives, days that we intend to maximize. The strategy? A series of all-nighters, fueled by sheer willpower and copious amounts of coffee, hoping to close the gap on our ambitious schedule and present a much more polished picture of progress to our discerning mentor. The journey of Calderwood Cottage is far from over, but with each completed task, each budget-friendly win, and each transformed space, we move closer to realizing our vision – even if it means a little friendly sparring with the “Dream Killer” along the way.
