Unearthing Decades of Damage: Calderwood Cottage Demo Days, Part 2
Welcome back to Calderwood Cottage, where our renovation journey continues to reveal more than just charming potential – it’s a deep dive into the hidden history of a home battling years of neglect and quick fixes. After the initial phase of tearing down ceilings and clearing out insulation, our focus shifted to the floors. What began as a seemingly straightforward task of removing old floor coverings quickly escalated into an archaeological dig of sorts, unearthing layers upon layers of problems that demanded our full attention and perseverance. This installment of our Calderwood Cottage Demo Days series highlights the unexpected structural challenges and surprising discoveries beneath our feet, painting a vivid picture of the extensive work required for a true home restoration.
A Multilayered Mystery: Peeling Back Time at Calderwood Cottage
Our initial objective after addressing the overhead was the floor. This meant tackling the immense task of removing five distinct layers of linoleum that had been meticulously, albeit excessively, secured over the decades. For hours on end, we painstakingly pulled up an astonishing array of fasteners: stubborn tack strips, countless nails, a multitude of staples, and even washer-headed tacks. Each layer stripped away revealed not only the passage of time but also a growing sense of anticipation for what lay beneath. The sheer volume of material and the effort required to detach each piece from the subfloor made this a truly arduous undertaking. It was a repetitive, grueling process, but we pushed forward, driven by the hope of discovering solid foundations and perhaps some original charm.
With every stubborn strip of linoleum removed, we were treated to a glimpse into the home’s past. These weren’t just floor coverings; they’re historical markers, each one likely laid down to hide a new problem or simply refresh a tired space. The sheer dedication to covering up issues rather than resolving them was evident in the layers of adhesive, underlayment, and the relentless pattern of fastening. What felt like an endless loop of prying and pulling slowly but surely brought us closer to the original structure, and with it, the truth about Calderwood Cottage’s underlying health.

Early on, as we peeled back the initial carpet and a couple of linoleum layers, our excitement surged. We discovered what appeared to be original hardwood floors! This discovery momentarily fueled our spirits, hinting at a hidden charm waiting to be restored. However, this joy was short-lived. As more linoleum was removed, more damage came into view. It became painfully clear that each subsequent layer of flooring wasn’t merely an aesthetic update; it was a deliberate attempt to conceal an escalating series of structural and systemic issues. Plumbing failures, widespread dry rot, and pervasive termite infestations had left their indelible mark on this historic home. It seemed like every time Calderwood Cottage faced a significant problem, the solution was not to address it fundamentally, but simply to cover it up with another superficial layer of linoleum, pushing the inevitable reckoning further down the line.

Kitchen Catastrophe: Unstable Foundations and Hidden Dangers
The kitchen area presented its own unique set of problems, starkly illustrating the extent of past neglect and shoddy workmanship. Here, the original hardwood floor had been completely removed at some point, replaced instead with a mere quarter-inch plywood subfloor, which was then topped by three more layers of linoleum. The entire kitchen floor was in an appalling state – walking across it felt like traversing a trampoline, with a disturbing bounce and the constant sensation that it might cave in at any moment. Someone had clearly attempted a ‘repair’ for a significant underlying issue, but their efforts were superficial at best, and dangerously inadequate at worst. Our suspicions about deeper structural issues beneath this makeshift floor grew with every step, hinting at a much larger problem than mere cosmetic wear.
Accessing the crawl space in this particular section of the house proved impossible, making a visual inspection from below infeasible. This meant we had no choice but to start removing sections of the subfloor to truly understand the scope of what we were up against. The moment we began prying up the plywood, the true gravity of the situation became apparent. This was no minor fix; this was a complete structural compromise. The previous occupants had merely patched over a gaping wound, creating a hazardous environment that we were now tasked with safely dismantling and rebuilding from the ground up. The feeling of the floor, the visual clues, and the inaccessible crawl space all pointed to a much larger issue that required immediate and extensive intervention, fundamentally altering the course of our Calderwood Cottage renovation.

Termite Terror and the Expanding Scope of Structural Repair
What we uncovered beneath the precarious kitchen subfloor sent shivers down our spines: floor joists that were almost entirely consumed by termites. These crucial structural components, meant to support the entire floor, had been reduced to hollowed-out husks, their integrity completely compromised. It was a stark reminder of the destructive power of these pests and the severe long-term consequences of leaving infestations untreated. The images speak for themselves, revealing the extent of the damage that had gone unnoticed, or perhaps, willfully ignored, for far too long. This wasn’t just a cosmetic issue; it was a fundamental breach of the home’s structural safety, demanding immediate and thorough remediation.

As we continued to remove more subfloor, the extent of the damage only deepened, revealing an increasingly dire structural situation. The initial plan to simply replace the kitchen subfloor quickly evolved into a much more ambitious and necessary undertaking. We realized that all of the kitchen subfloor, and indeed the compromised floor joists beneath, would need complete replacement. This revelation, however, had a domino effect. The joists extended into the adjoining bedroom, meaning that we would also have to remove all the hardwood and subfloor in that room to adequately address the structural integrity. Even more challenging, a dividing wall between the kitchen and bedroom was sitting directly on these compromised joists, necessitating its removal to facilitate the comprehensive repairs required for the foundation. This expanded scope was daunting, but essential for the long-term health of Calderwood Cottage.

The decision to remove a wall and extend the demolition into the bedroom was not made lightly. It signified a massive expansion of our renovation project, increasing both the time commitment and the financial investment. However, compromising on structural safety was simply not an option. We are committed to rebuilding Calderwood Cottage to last, ensuring its foundation is solid and secure for generations to come. This meant embracing the full scope of the problem, no matter how daunting it seemed, and tackling the termite damage and structural weaknesses with the thoroughness they required. Our goal is not just a cosmetic refresh, but a complete structural revival for this charming old house.

Unmasking Shoddy Workmanship: “Repairs” That Only Hid Problems
It often felt like every new area we investigated, every plank we lifted, revealed further layers of damage or, worse yet, astonishingly poor previous “repairs.” There were moments when the sheer scale of the historical neglect and amateur fixes was genuinely disheartening, pushing us to the brink of feeling defeated. Yet, we pressed on, knowing that truly restoring Calderwood Cottage meant confronting these issues head-on rather than simply covering them up, as had been done for so long. The revelations about past attempts to conceal problems reinforced our commitment to proper, long-lasting solutions.
After the arduous task of removing the dividing wall and pulling up more of the hardwood flooring, we were treated to what could only be described as “gems” of true remodeling craftsmanship – or rather, a stark absence thereof. It was clear that past residents or contractors had opted for the quickest, cheapest, and most ineffective solutions imaginable, further compounding the home’s woes and creating a deceptive facade of soundness.

For instance, significant holes in the subfloor had been literally covered up – not properly patched – with scraps of thin wall paneling, material barely one-eighth of an inch thick. This superficial covering offered no structural support whatsoever, serving only to mask the problem from casual view. It’s a stark illustration of the band-aid approach taken throughout the cottage’s history, where critical structural issues were trivialized and hidden behind flimsy materials, leaving future inhabitants vulnerable to hazards.

Another particularly egregious “patch” was found in a corner of the bedroom. This section proved exceptionally difficult to remove, indicating a significant effort to secure it. Upon closer inspection, we found it was indeed a ¾-inch plywood patch, but it was anchored by what felt like 500 nails and screws. This overly-secured patch was hiding a “repair” to some severely termite-eaten framing. Even more alarming, the old subfloor in this area had been cut off inches away from the joist, meaning it wasn’t actually resting on any support whatsoever. This explained precisely why walking in that corner gave the chilling sensation that you might fall straight through the floor – because structurally, you very nearly could. Such discoveries are sobering reminders of the importance of thorough inspection and proper repair in any old home renovation.

The termite damage at Calderwood Cottage truly ran deep, extending beyond the floor joists to the main structural elements. We discovered a true 6×6 girder, a primary support beam, with a true 2×6 sitting directly on top of it. It was unclear if this 2×6 was an original component or an ill-advised “repair” added at some point. While the 6×6 girder was visibly in bad shape, the full extent of the termite devastation couldn’t be assessed until we carefully cut and removed the 2×6 layer. What we found beneath was appalling: the 6×6 girder itself was severely compromised, practically hollowed out in places. Those termites had truly feasted, leaving behind a structural skeleton that was barely holding itself together. This discovery underscored the critical need for comprehensive structural remediation, extending far beyond superficial fixes, to ensure the long-term safety and stability of Calderwood Cottage.

Water Damage Woes: The Dry Rot’s Pervasive Grip
Adding to the litany of structural woes, persistent water leaks had led to extensive dry rot in both the bathroom and kitchen areas. This insidious form of fungal decay further compromised the timber, making its replacement absolutely essential. Dry rot, unlike many other forms of decay, can spread aggressively and weaken wood significantly, even in seemingly dry conditions, making it a critical threat to structural integrity. And those hardwood floors we were so initially excited to find? Our brief moment of joy was rendered completely moot by these discoveries. The combination of termite damage, inadequate past repairs, and widespread dry rot meant that almost all the flooring, including the once-prized hardwood, had to be completely torn out. It was a disheartening realization, turning what seemed like a potential salvage into a full-scale reconstruction. The excitement of uncovering hardwood quickly faded into the grim reality of comprehensive demolition and the necessity of rebuilding from the ground up.
