The journey of transforming “The Lodge,” the ambitious upstairs portion of our upcoming Bed & Breakfast, continues to unfold with remarkable speed and dedication. Over the past couple of weekends, fueled by determination and teamwork, Julie, Terry, and I have made significant strides in framing the second floor. It’s truly astonishing to witness the progress we’ve achieved in what amounts to just three focused days of intensive labor. Each stud placed and every wall erected brings us closer to realizing the grand vision for this unique B&B, an undertaking that blends rustic charm with modern comfort and offers guests an unforgettable escape.

Refining the Vision: Our Framing Journey Continues
As dedicated readers of our renovation saga might recall, our initial foray into framing the second floor came to a brief halt. This pause wasn’t due to unforeseen complications but rather a crucial moment of reflection. While the blueprints on paper seemed perfectly logical, stepping into the actual, evolving space revealed that a few elements didn’t quite resonate with the desired flow and feel. This invaluable experience underscored the critical difference between theoretical planning and practical application in a large-scale renovation project. Sometimes, you need to be physically present within the evolving structure to truly grasp its potential and identify areas for optimization. This commitment to perfection, even if it means temporary halts, ensures that the final design truly aligns with the aesthetic and functional goals we have for our future guests.

Crafting the Studio: The Right Side Transformation
The past weekend was particularly transformative for the right side of The Lodge, which is envisioned as a versatile and inviting studio space. This area is designed to offer maximum flexibility for our B&B guests, whether they’re seeking a creative retreat, an extended stay with kitchen facilities, or simply a spacious, comfortable haven. To achieve this ideal layout, we embarked on a strategic re-evaluation of the existing temporary structures. This involved carefully taking down several walls that no longer served the refined design, precisely relocating others to open up new possibilities for natural light and spatial flow, and strategically adding new walls to define distinct zones. The repositioning of doorways was also a critical step, ensuring intuitive access and a seamless connection between different functional areas. This iterative process of deconstruction and reconstruction, driven by our real-time experience within the space, allowed us to maximize every square foot, ensuring that the studio will be both aesthetically pleasing and highly practical for future occupants.

Defining Private Quarters: The Left Side’s Bedroom, Office, and Bathrooms
Once the studio refinements were complete, our focus shifted to the left side of the second floor, which will house more private and essential spaces for the B&B: a comfortable bedroom, a dedicated office area, and well-appointed bathrooms. Here, the existing plans required fewer dramatic overhauls, allowing us to proceed with greater efficiency. We quickly addressed any remaining minor adjustments, ensuring that these areas would meet both functional requirements and our high standards for guest comfort. With these final tweaks implemented, we then moved swiftly to complete the construction of the remaining walls. This phase of the project was incredibly satisfying, as the once vast, open expanse began to transform into clearly defined rooms, each with its unique purpose and character. The bedroom is being framed to offer a serene sanctuary, the office will provide a quiet space for guests who need to work remotely or simply desire a private nook, and the bathrooms are being designed with modern fixtures and a spa-like ambiance in mind. The rapid progress on this side truly illustrates the synergy of a well-coordinated team and the momentum gained from a clear, revised vision.

An exciting design choice for The Lodge involves a deliberate contrast in ceiling treatments. The left side, where the more private living spaces are taking shape, will feature a conventional, finished ceiling, offering a sense of warmth and coziness. In stark contrast, the right side and the front half of the second floor will showcase an industrial aesthetic, leaving the existing ceiling structure, ducting, and other mechanical elements intentionally exposed. This bold design decision aims to create a dynamic visual interest and pay homage to the building’s original character. The exposed elements will add a raw, urban-chic feel, creating a unique ambiance that we believe will be a talking point for our guests. Of course, as with any ambitious renovation, plans can evolve, but for now, this blend of finished and industrial ceilings is an exciting cornerstone of The Lodge’s interior design strategy.

While the detailed blueprints and architectural plans for The Lodge exist, I often find myself hesitant to share them publicly. The reason is simple: this project is a living entity, constantly evolving and adapting as we bring it to life. What looks perfect on paper can often present unexpected opportunities or challenges when translated into a three-dimensional space. Our approach has always been one of flexible design, allowing for on-the-fly adjustments that ultimately improve the final outcome. This means that plans I draw today might be subtly, or even significantly, altered tomorrow based on practical considerations, aesthetic revelations, or sheer instinct gained from working within the space. Therefore, rather than presenting a static blueprint that may soon be outdated, I prefer to share our progress transparently, showing you what we’re building as it happens, allowing you to witness the organic development of The Lodge.
Strategic Enhancements: Redesigned Entrance and HVAC Relocation
Among the most impactful and optimizing changes implemented during this framing phase is the complete redesign of the entrance onto the second level, situated at the top of the main staircase. The original concept featured a set of double doors opening directly into what will eventually become the B&B’s kitchen. Upon re-evaluation, it became clear that this layout, while seemingly grand, would create an awkward entry sequence, potentially disrupting the flow of the kitchen space and offering an uninviting first impression. To enhance functionality and create a more intuitive guest experience, we decided to do away with the double doors entirely. Instead of walking straight into the kitchen, guests will now encounter a more thoughtfully designed transition area with a welcoming door to the left, leading to one set of accommodations, and another door to the right, guiding them towards the other spaces. This subtle but significant change vastly improves the overall circulation and creates a more defined sense of arrival. Furthermore, another critical improvement involved the relocation of the HVAC equipment. Previously occupying a valuable room on the second floor, the new HVAC system will now be strategically housed in the “attic” space above. This ingenious relocation liberates the former equipment room, allowing it to be repurposed into a much-needed and highly functional mudroom. This mudroom will provide a practical space for guests to store outdoor gear, kick off muddy boots, or simply transition between the outdoors and the comfortable interior of The Lodge, adding another layer of convenience and maximizing the utility of every square foot.

The decision to move the bulky HVAC equipment into the attic space was a game-changer for space optimization. Not only does it free up the dedicated room for a highly practical mudroom, but it also contributes to a quieter guest experience by placing the operational sounds of the HVAC system further away from the main living areas. This strategic planning ensures that comfort is not compromised by noise, a crucial consideration for any Bed & Breakfast aiming for a peaceful atmosphere. The mudroom itself will be an invaluable asset, providing guests with a dedicated area to shed outdoor gear, store luggage, or simply transition from the elements, preventing dirt and clutter from entering the main living spaces. This small but significant change is a testament to our commitment to both functionality and guest satisfaction.

Reaching New Heights: Framing the Upper Section of Walls
One of the most defining characteristics of this building is its impressive height. Both the first and second floors boast exceptionally high ceilings, with the second floor peaking at an astounding 20 feet. This soaring verticality, while offering a dramatic sense of spaciousness, also presented a significant challenge during the framing process: how to safely and efficiently work at such elevated levels. To tackle this, we had to upgrade our equipment. I already owned two sets of scaffolding, but for this project, they needed to be stacked to reach the ceiling’s apex. This required the additional purchase of specialized supports and a crucial safety cage, transforming our existing scaffolding into a robust and secure multi-level platform. This investment in safety equipment was paramount, ensuring that Julie and I could work confidently at the top while Terry expertly managed the ground operations. His role involved meticulously cutting studs to precise sizes and safely handing them up to us. Additionally, Terry was our mobility expert, skillfully rolling the stacked scaffolding along the wall whenever we needed to adjust our position, ensuring continuous and efficient workflow while prioritizing everyone’s safety at every turn.

Working around the existing ductwork proved to be another intricate aspect of framing the upper sections of the walls. The building’s previous life meant that a network of ducts was already in place, and our plan is to repurpose much of this infrastructure for the new HVAC systems. While this decision will undoubtedly lead to substantial cost savings once the new heating, ventilation, and air conditioning units are installed, it certainly added a layer of complexity to the current framing work. Maneuvering around these large metal conduits, often requiring us to duck, scrunch, and contort into awkward positions, was undeniably a painstaking process. However, the long-term benefit of utilizing existing, well-placed ductwork far outweighs the temporary discomfort. It’s a classic renovation trade-off: a bit more effort now for significant financial and logistical advantages later. This careful consideration of existing structures, adapting our work to integrate them, is a cornerstone of smart, budget-conscious renovation.

The sheer scale of the building truly becomes apparent when you’re perched high on the scaffolding. From that vantage point, looking down at the evolving structure, one gains an incredible perspective on the progress being made. The framed walls, stretching upwards towards the lofty ceiling, begin to paint a clearer picture of the finished spaces. It’s a view that not only inspires but also reminds us of the grandeur and potential of The Lodge, reinforcing why every challenging measurement and awkward maneuver is worth the effort.

Installing the upper sections of the walls, especially those with intricate angles, was a meticulous “stick by stick” operation. Unlike standard vertical runs, these angled sections demanded precise measurements and cuts for each individual stud to fit perfectly, forming the unique architectural lines of the space. This was a true test of teamwork and communication. I often took on the role of the runner and stud cutter, meticulously measuring, marking, and slicing each piece to the exact specifications. Meanwhile, Julie and Terry, positioned atop the scaffolding, expertly installed these custom-cut studs, calling out measurements and making real-time adjustments as needed. This constant back-and-forth, with measurements being yelled across the open space, ensured that every piece contributed to a sturdy and aesthetically pleasing framework. The complexity of these angled walls, combined with the height at which we were working, made this phase particularly challenging yet incredibly rewarding to see come together.

Our framing marathon is nearing its completion, with just one more weekend of intensive work anticipated before we can proudly declare the structural skeleton of the second floor finished. As the final studs go into place, our focus is already shifting to the next critical phases: insulation and HVAC installation. We are currently gathering quotes for these essential services, meticulously comparing options to ensure we select the most efficient and cost-effective solutions for The Lodge. The progress on this second floor has been truly remarkable, transforming a vast, empty shell into a well-defined series of rooms that are rapidly taking shape. Each day brings us closer to welcoming guests to this unique Bed & Breakfast, and the anticipation is growing.
Reflecting on this expansive project, there’s a distinct difference between renovating an existing structure and building something from the ground up, even if it’s within an existing shell. The second floor of The Lodge, for all its complexities, has largely felt like a fresh canvas. Starting from scratch, with the freedom to design and build precisely what we envision, has been remarkably liberating. This contrasts sharply with the first floor, where the process involved extensive demolition and working within the often rigid constraints of pre-existing, unchangeable elements. That creative freedom on the second floor makes the demanding work almost, dare I say, fun. It’s the joy of pure creation, unburdened by the ghosts of what was.
Indeed, working up here feels like a grand adventure, a puzzle where every piece we add brings the bigger picture into clearer focus. There’s an undeniable satisfaction in seeing these spaces materialize from mere ideas into tangible structures. This feeling of accomplishment, of bringing a vision to life with our own hands, truly makes the long hours and physical demands worthwhile.
Whether Julie, my dedicated and hardworking partner in this endeavor, shares quite the same level of buoyant enthusiasm is a topic for friendly debate – but I suspect, deep down, she finds immense satisfaction in our shared progress too!

This grand project, “The Lodge,” truly keeps us on our toes, a testament to the scale and ambition of turning a dream B&B into a reality. Stay tuned for more updates as we transition from framing to the next exciting stages of insulation, HVAC installation, and the myriad of finishing touches that will bring these spaces to life. We look forward to sharing our continued progress with you very soon!
